Tax Time is Approaching – Important Reminders for Marin Rental Home Owners from the CAA

Owning a home for rent in Marin is a business - many new landlords do not initially think of it that way.  But we think it's important that you do.  Not only is it important to make the right budgeting and hiring decisions like any business, but it's important to stay on top of your tax responsibilties for your new "business" as well. 

The CAA (California Apartment Association) writes, "As a provision of the Small Business Jobs Act passed by Congress, rental income is now in the same tax category as a business or trade. As a result, recipients of rental income who make payments of $600 or more to a service provider (such as a plumber, painter, electrician) are now required to file a Form 1099-MISC with the Internal Revenue Service (IRS) and with the service provider for all payments made beginning January 1, 2011."

New Year's Resolution on our end: this will be the year we file ON TIME for taxes!  Real estate agents operate as independent contractors, which puts us usually squarely in the tax category of "extension".  However, this year my husband (and broker) Christopher and I vow to be ready by April 15th!  (And yes, we will be filing all our needed Form 1099-MISC, too.)

The local Marin IJ runs a new section on Sundays called "How It Is" and invites Marinites to submit personal stories.  It's a great new column we've enjoyed reading the last few months., so I was thrilled when I learned they  selected my submission to run last Sunday!

Happy New Year, Marin!

Homes for rent in Marin never sleep and our team certainly learned THAT this holiday season as we negotiated deals on Christmas Eve, Christmas Day, New Year's Eve and New Year's Day.  Now THAT is what I call a full service rental company!

Marin Relocation Packages Available for Corporate and Private Clients

Today's homes for rent in Marin have a lot to offer a new tenant on this side of the Golden Gate bridge!  Marin County offers an easy 30-minute or less commute to San Francisco, top notch public schools, and a wide variety of outdoor activities available year round - not to mention Marin is leas than an hour from wine and spa country in Napa and Sonoma, or just over the hill from Stinson Beach.  We have no billboards, few chain stores, and a local sense of pride in our communities that's evident even as you're driving through for the very first time.  What's not to like?

The Marin Rental Home Market Update: November 2010

The leaves are turning, the heat is on in our house and the rental market in Marin is gearing up for the last push before the holidays hit.  The rental team and I here at Foundation Rentals and Relocation in Marin have been scurrying to bring our new properties to market and wrap up our tenant clients and their searches so everyone can be settled before Thanksgiving weekend.

What does this mean for you and your rental in Marin?

If you're a tenant looking for a rental in Marin you have two choices right now: hussle up or sit tight.  If you need to move I'd advise doing so sooner rather than later.  In the rental business we often have a very busy late fall rental season, so while you may believe you are the only one looking this time of year, the hits on our website are still high and our phones are still ringing, which means Marin's tenants are on the hunt.  So hurry up and find your rental before all the good ones are gone this month! 

On the other hand, if you do not have to move, sometimes waiting until we are past the holidays can help you find a better deal.  The 4-6 weeks after Christmas are usually fairly slow for rentals in Marin, so if you're a tenant the middle of winter is the best time to negotiate a sweet deal. 

If you're a landlord in Marin, now is the time to check your prices and fill your vacancy.  Has your home been sitting on the market for more than 45 days?  If so, you're running a longer than average time on the market.  Ask yourself, have you done everything possible to market your home?  Do you have great photos?  Do you have a website?  Are you readily available to show the property?  If the answer is "no" to any of these questions you may want to consider hiring an agent (hint: US!) or upping your marketing plan.  The winter can be a slow time for rentals in Marin - make sure you find a great tenant before this holiday season!

Marin County Ranks Among Highest Priced Zip Codes (Again!)

Feel like the price of Marin rentals is expensive?  How about taking a look at the price of our real estate! 

This year, 94920 has ranked (again) as one of America's most expensive zip codes.  Yahoo! Real Estate article http://realestate.yahoo.com/promo/americas-most-expensive-zip-codes-2010.html said this week that Belvedere Tiburon ranks Number 8 in the country's most expensie zip codes.

What does this mean for the Marin county rental market? 

Well...the same thing it always does.  Yes, our rentals are expensive.  Sure an $8,000/month rental seems expensive - and don't get us wrong, it is! - but the cost of carrying that same home were you to take out a mortage would be much, much higher.

This fall looks to be a nicely balanced rental market, so we;re excited to get renting!
